What’s Included in a CDC Drawing Set for NSW Certifiers?

Updated: Aug 6

When lodging a Complying Development Certificate (CDC) application in New South Wales, your drawings must meet a strict checklist.

Private certifiers will only approve plans that fully comply with the NSW Housing Code and Building Code of Australia.

At Town Planning Sydney, we prepare CDC drawing sets with accuracy, clarity and full compliance in mind.

Here’s what you’ll find in a standard CDC set we deliver.

1. Site plan with key measurements and setbacks

Your site plan must show boundaries, building footprint, setbacks, site coverage, easements and open space.

This drawing forms the base for compliance checks by your certifier.

In Penrith, we adjusted the setback on a narrow lot to meet minimum side clearance without redesigning the house layout.

2. Floor plans for each storey

Floor plans must clearly show room layout, walls, openings, dimensions and total floor area. They must meet minimum room sizes and ceiling heights under the Code.

We ensure every floor plan supports compliance with FSR, open space and building envelope standards.

3. Elevations and roof plan

Your elevations must show building height, wall height, roof pitch and materials. Roof plans include overhangs, ridgelines, solar panels and stormwater direction.

These drawings must confirm that your development stays within height and boundary controls.

We supported a duplex in Liverpool with revised roof pitch to avoid exceeding height limits under CDC.

4. Section drawings

Sections show the internal floor-to-ceiling relationships and their alignment to natural ground level.

They are used to confirm building height and demonstrate construction detail.

In Campbelltown, we used a section drawing to verify a garage slab would not require excavation beyond CDC limits.

5. BASIX and NCC compliance details

New homes and significant extensions require a BASIX Certificate showing sustainability measures.

We incorporate all BASIX features directly into the drawings, including rainwater tanks, glazing and insulation.

We also ensure that the design meets relevant National Construction Code standards, which are essential for private certifier approval.

6. Stormwater and drainage plan

Even under CDC, you must provide a drainage plan showing downpipes, stormwater pits and discharge points.

Incorrect or missing drainage drawings often result in CDC rejections. Our in-house team prepares accurate plans based on topography and council requirements.

In Georges River, we reconfigured a rear easement outlet to meet the certifier’s request without redesigning the building.

7. Construction-ready detail where required

Certifiers often ask for extra detail on privacy screens, retaining walls or driveway grades. We include these in our initial set where needed to prevent unnecessary delays.

Our planning consultants check that all details comply with NSW planning codes before submission.

Submitting the right drawings is critical for a fast and successful CDC outcome. With Town Planning Sydney, you get more than just drafting, you get strategic planning advice built into every line of the drawing set.

We combine code knowledge with town planning expertise to help you secure private certification without stress.
